Making a Booking

Yes. Stuhomes accepts dual occupancy in most rooms. You can choose this option during the online booking process, and a £50 additional charge per room applies.  Please contact our team via book@stuhomes.com should you need any further assistance. 

Only if you want to pay in instalments. But no stress – we accept international guarantors.

No deposit required! You’ll just pay an holding fee of £250 after signing your contract, which goes towards your total rent. However, you’re still responsible for any damages.

The £250 is not a deposit. It forms part of your rent and is refundable only within the applicable cooling-off or cancellation conditions.

No worries! We offer ‘No Place, No Pay’ and ‘No Visa, No Pay’ policies.  Details are below:

What if I don’t get my university place?
If you do not receive a university place, you will not be required to pay, provided you submit official evidence within 5 days of receiving your results and before 1st September 2026.

What if my visa application is refused?
If your visa is refused, you will not be charged as long as you provide evidence within 5 days of the decision and before 1st September 2026.

What happens after 1st September 2026 if I need to cancel?
After 1st September, cancellations are only accepted if you provide a replacement student. The £250 payment becomes non-refundable.

Yes. You have a 48-hour cooling-off period if you book before 31st July 2026. During this time, the £250 booking fee is fully refundable.

What happens if I cancel after 1st August?
After 1st August, there is no cooling-off period. A replacement student must be found to take over the booking.

Your rent covers everything you need! Utility bills, access to our incredible amenity spaces, curated events, 24/7 reception and support, plus onsite maintenance. (TV licence isn’t included.)

Stuhomes accommodation is only for full time students over 18 years old.

Once you complete booking on the website and sign your agreement, you will be required to pay a booking fee of £250 to secure the accommodation, which is deducted from your 1st rent instalment. Your completed documents will be sent via email once all parties signed the agreement.

Payment information will be provided to you via email once all parties signed the agreement. And you will be able to make the payment in multiple methods offered via our system.

You can pay in up to 6 instalments with no interest charges.

If you prefer not to provide a guarantor, the only option available is Instant Payment (No Guarantor).

Is there a discount for paying upfront?

Yes. A 1.5% discount is applied to your total rent, if you choose to pay Single Payment (1.5% Discount option).

Most studios are suitable for double occupancy, but the additional occupant must be a full-time student at a UK educational Institution. And there will be an additional £50 per week charge for the extra occupant.

Moving In

Please ensure you have your ID and booking confirmation letter to present on your arrival.

Parking availability depends on the city. In Leeds, we offer limited parking spaces at an additional cost, and these are subject to availability — so we recommend contacting us early to secure a spot.

In London, we do not have on-site residence parking available.

We offer bedding and kitchen pack which can be acquired by contacting our team via making enquiry through website or email book@stuhomes.com.  Our team will provide details of the packages and guide you on how to acquire.

Proof of payment required and receipt must be provided at the check-in to access your bedding and kitchen pack.

The team on reception cannot order a taxi on your behalf. We recommend you download the Uber/ Bolt apps or Gett (for London) to order your taxi, which you can do adding credit and debit cards as well as PayPal, Venmo, digital wallet and Uber gift cards

You can but we do have limited storage space, so we request you coordinate your deliveries with your arrival date or no more than one day before your arrival.

On arrival you will be issued with a fob or key card, that will open the main doors to the building and your room.

All our accommodations are open 24h / 7 days a week using your entry key. There will be someone at reception 24 hours a day to help you.

Living at a Stuhomes Property

Yes, we have a dedicated 24/7 onsite team available to assist residents at any time, ensuring safety, support, and quick response to any urgent issues

Room and bed sizes are explained on the Stuhomes website. Click the “rooms” tab under the residences section.

Yes, you can depend on availability.

Yes, unlimited high-speed internet is included for all residents. You can connect your devices via Wi-Fi throughout the building.

Further details on how to connect will be provided when you move in.

Post is delivered to your designated mailbox by the mail carrier. Each room has its own mailbox, and you are given a key when you check in.

If you have parcels that do not fit in your mailbox, we can accept them on your behalf and will email you to notify you of their arrival.

At the end of your stay, we will no longer accept post or parcels for you and do not offer a forwarding service. Any mail received after your departure will be returned to the sender with the note “gone away” on each item.

If you only watch on-demand or catch-up programmes through streaming services like Netflix, then you do not need a TV licence – unless you’re watching BBC programmes on iPlayer or any live television.

While there may be slight differences depending on the property and room type, most of our studio rooms include a kitchenette, kettle and toaster, private bathroom, study space, wardrobe, bed and mattress.

The rent is inclusive of gas, electricity, and unlimited internet connection to your room and in all the public areas of the building.

The only thing you are required to pay is for Council Tax if the course you are undertaking does not meet the exception

Unfortunately, our rooms do not have air conditioning.

If needed, a limited number of fans may be available to borrow from reception at selected properties. Please note that availability is not guaranteed and this option is not available at our Briggate property.

Council Tax is a charge set by the UK government that helps fund local services such as road maintenance, street lighting, street cleaning and rubbish collection.

Full-time students are usually exempt from paying Council Tax, provided they submit a valid student status certificate to the relevant local authority. When you arrive, you will be asked to provide proof of your student status. If this is not provided, you may become liable for the charge.

Please note that your course must meet the official exemption criteria in order to qualify. If your course does not meet these criteria, you will be responsible for paying any Council Tax due.

Unfortunately, you are not allowed to keep any pets in your room or in any of the shared living spaces.

Yes, you are allowed to have friends over. However, each accommodation has a different guest policy, so check the Residents Handbook or ask the team at reception as you may need to sign in your guest using the onsite resident’s portal.

You are responsible for keeping your room clean and tidy.

If you are living our Kirby Residence in London, you can book one off cleaning with our cleaning team for additional charges. Please contact our team for details.

Yes, you can, but please inform your accommodation and ask for assistance from the maintenance team.

You can log in to the Concurrent Tenant App and submit a maintenance request directly. Alternatively, you can email reception — please send maintenance requests to kirby@stuhomes.com for London Kirby Residence or briggate@stuhomes.com for Leeds – Briggate Studios.

Moving out

Yes, you can sublet once all payments are cleared, the £50 + VAT subletting fee is paid, and the subletting student is over 18 and studying in the UK.

Yes, you can request an extension of a minimum of 1 week’s stay. To do so, please email to book@stuhomes.com.

Once you know your check out date, let us know and we’ll get the paperwork ready. And be sure to leave your room as you found it, take all your belongings, and dispose of all rubbish!

You need to check out of your room by 10am on the end date of your tenancy as we may need to clean your room for another check in the same day.

Should you wish to leave before the end of the period stated in the agreement, put it in writing and we’ll let you know what options are available to you. However, given the Tenancy Agreement is a legally binding document, you will need to pay rent until your tenancy expires.

You should leave your room as clean and tidy as possible. Make sure you remove all your belongings and ensure all rubbish is placed in designated refuse areas. Damage to your room, beyond normal wear and tear, missing items from the inventory or additional cleaning will result in you being charged and the amount will come out of the deposit.

Please make sure you carefully check your room before checking out, as we are not responsible for any items left behind. Unfortunately, any belongings found in rooms after students have checked out may be disposed of, so we cannot guarantee that items will be stored or returned.

At Stuhomes, we aim to provide a high standard of service and comfortable living for all our residents. We know that sometimes things don’t go as expected. This could be due to an issue with the property, a service we provide, or something beyond our control.

If something goes wrong, we want to hear about it. Complaints help us improve, and we take every concern seriously. Our goal is to resolve issues quickly and fairly, keeping residents informed throughout the process.

 

How residents can make a complaint

If you are currently living with us, the quickest way to resolve an issue is to speak with a member of the reception team. Many problems can be addressed immediately this way.

If you prefer, you can also send your complaint in writing to the site email:

All complaints will be handled confidentially. The site team will investigate and aim to respond in writing within 10 working days. We may contact you for more information if needed. If the issue is not resolved to your satisfaction, you can request that your complaint is escalated to a senior member of Stuhomes.

When submitting a complaint, please include:

  • Your contact details
  • Relevant details about the complaint
  • Any steps you have already taken or who you have spoken to
