Kirby Street is a central but quiet location, with all the amenities one would expect right on your doorstep. Its proximity to London’s iconic landmarks is unparalleled, with St Paul’s Cathedral visible through some of the studio windows, the Barbican Centre a short stroll away to the East, and fantastic shopping opportunities easily accessible with the world-famous Oxford Street a pleasant walk west.

 

This property is ideally located for accessing the world-renowned LSE and King’s College London which are both within walking distance, along with many language and speciality schools.

 

This residence offers you everything you need to live and study in comfort, including a common room with TV and designated Wi-Fi equipped study area, a private courtyard with outdoor seating and a ping pong table, and an onsite laundry facility.

 

Impact for 43-Week and 52-Week Stays:

*    Room Upgrades: Rooms will be upgraded to newly renovated specifications around April (exact dates to be confirmed). Residents will need to move but will enjoy newly designed features.

*    Communal Areas and Lifts: Expect some disruption from January 2025 to April 2025.

*    Facade Work: Scaffolding will be set up externally, but mirrored film on windows will ensure privacy and natural light.

*    Work Hours: All work will be limited to 9am-5pm, Monday to Friday.


Impact for Semester Stays (1st Sept 2024 to 12th Jan 2025):


*    Room: Residents can remain in the same room for the entire stay. Access to rooms will not be required.

*    Facade Work: Scaffolding will be set up externally, but mirrored film on windows will ensure privacy and natural light.

Preparing for Arrival

You can pay your rent by logging into our student portal, using the log in button located at the top of the screen. Once logged in, you will be able to make a payment using the financial tab.

Here you will be able to pay with a debit or credit card, set up and change your FuturePay details and check your account statement.

In rare cases, where you are unable to make payments via debit or credit cards, you may be able to pay by bank transfer. If you require this option, please speak to a member of the onsite team for details on this.

STUHOMES does not charge a booking fee to make you a booking. You will be required to pay a deposit to complete your booking with us. This deposit is refundable at the end of the tenancy.
All gas and electric usage is included in the weekly rent so you don’t have to worry about it.

Contents insurance is included in your weekly rent through a third-party insurance company called Endsleigh. We want to ensure that all your valuables are protected and have a policy in place for your general belongings up to specified values within the building. This now includes your laptop. However, please check the policy to ensure that you are covered, especially if you have items of significant values. On the start date of your tenancy agreement, you will be able to collect your keys from the reception of your accommodation which will be ready and waiting for you. When checking in, you will need to complete a couple of forms and undertake a quick building orientation.
Unfortunately no. We are unable to give your keys to anyone else, as the tenancy holder it’s important to ensure that the right person receives the keys and gets an induction into the building.
Yes, all of our rooms are cleaned professionally before you move in.
You will need to provide all your own crockery, kitchen equipment and bedding. If you want to pre-order something, please let us know as we provide bedding and kitchen packs at an extra cost on arrival.

All of our accommodation is fully furnished and dependant on the type of room booked, will determine what’s included. Check out the individual property page on our website for full details.

You can use small appliances such as rice cookers/steam cookers in your room but please be aware that they need to have a fused plug and be British Standard compliant. By bringing them into the property, you are solely responsible for any risk associated with them. If you have any concerns, questions or to check, please speak to the onsite team. Please also check your travel adaptors, it’s really imported that they are fused and meet BS Standards.

We want you to feel safe and secure in our buildings. To make sure that you are, we have onsite security, CCTV cameras and door entry systems. If you have any concerns, come and speak to a member of the team.

We want our community to suit you. We don’t force you to come to parties but we welcome you to come to our events over the year and if you have suggestions for us – even better!

 

Your tenancy runs from the start date to the end date, during this time the room is yours and you do not need vacate at any point during this time.

All residents of the building must be students. Full Time students are exempt for council tax. you are considered to be a full time student if:

  • you are studying at a school, college or university in the EU which is solely or mainly for the purpose of providing further or higher education
  • your course lasts for at least one academic year. In the case of an educational establishment which does not have academic years, for a least one calendar year
  • your course requires attendance for at least 24 weeks in each year
  • you are required to study, receive tuition or undertake work experience for at least 21 hours per week on average

Students who aren’t able to provide a valid certificate to the council are liable to pay their own council tax. Speak to your Reception Team for more information.

If you are having problems paying your rent, or concerns that you may not be able to pay your next instalment, please speak to the onsite team at your earliest convenience. As soon as we know about it, we will look for a way to help you.

Candles are prohibited in the premise along with hookah/shisha pipes and anything that requires lighting with a naked flame. This is to ensure that safety of everyone in the building.

Unfortunately pets are not allowed within our building.
Smoking is prohibited within our accommodation however there is a designated smoking area outside the building.
Your room is your home and we want you to be able to have your friends and family over. The only thing we ask is that you let our site team know. We expect all our residents to be considerate of their fellow residents and treat them with consideration. You are responsible for anyone staying with you and will be held liable for any damage or problems they cause.
We have an onsite refuse area for you to place all your refuse and recycling. This area will be included in your building orientation when you check in. In this area you will find bins for general waste and recycling.

You are responsible for cleaning your own room, bathroom and kitchens. We do have an onsite team who are responsible for the cleaning and upkeep of the communal areas including the common room, reception, courtyard, laundry rooms and the corridors.

If you have any maintenance issues to report, you can do this a number of ways, either at the reception in your building, via email at maintenance@stuhomes.co.uk or over the phone on (+44) 0207 242 5720. If we don’t know about a problem, we can’t fix it.

Our reception office hours are between 12pm – 8pm, Monday to Friday and we have an out-of-office hours team available should you need assistance outside of these hours for lock outs and security concerns.

We offer summer stays. Please check with the accommodation team for further information.

On all 43 and 51 week bookings, we ask that all residents pay a £500 deposit which is used to secure your tenancy. This will be need to be paid at the time of booking your room with us. This deposit will be secured in the government backed TDS Scheme, safe and sound. At the end of your tenancy, your deposit will be refunded to you.

At present, all payments need to be made by bank transfer into the Stuhomes bank account. Instructions on payment dates and the account details can be found in your tenancy agreement. In the future, Stuhomes will be able to take debit/credit card payments through our student portal which is coming soon.

We offer all international students the option to pay in either 1 or 2 instalments, depending on tenancy length.

The ‘legally binding’ nature of the assured shorthold tenancy agreement means that by law, you are contractually bound pay your rent until the end of the ‘fixed term’ and cannot be released before this date. Should you wish to leave before the end of the period stated in the agreement, put it in writing for us, and we’ll let you know what options are available to you.

Yes you are entitled to cancel your booking but we will need you to provide proof for this.

Your deposit will be returned to you within 28 days after the end of your tenancy agreement. This will be done through the tenancy deposit protection scheme TDS. Please try to return your room to us at the end of your agreement is the condition you found it when you checked in, as any significant damage or cleaning charges could be deducted from your deposit.

You will receive a copy of your tenancy agreement at the time of booking. This tenancy will need to be signed by yourself and your guarantor.

It is possible but it depends on availability. We would advise you to check with the accommodation team at the building before you make any arrangements.

Some studios are suitable for double occupancy. Please check with the site team to confirm prior to booking. If you are taking a double occupancy, then both of you must be full-time students in a UK educational Institution.

The measures we have taken place:

  • Temperatures will be checked on arrival along with a COVID-19 questionnaire;
  • All studios will be cleaned and sanitised for your arrival;
  • Social distancing is being encouraged and monitored in our communal areas;
  • Facemasks are to be worn when inside our building;
  • One person using the lift at all times

Checking Out

There are a few things that need to be done before you leave.

  • You need to clean your room and dispose of your unwanted items. We do not want to charge you for the removal of refuse and for extra cleaning to be carried out after your departure.
  • You also need to update your address with your new details to ensure that you don’t miss any important letters once you have moved.
  • You need to collect your check out envelope from the Reception Team, which you need to fill in with your new details so that we can get your deposit back to you and keep you updated with any check out information.

You need to check out of your room by 10am on the end date of your tenancy. Please speak to the Reception Team at your property if you need to stay beyond this time. The team will do their best to accommodate your request. Unfortunately we cannot guarantee these requests.

If your leaving out of hours, and there is no one at reception, you can leave your keys in the check out envelope in the fast track check out box located in reception. Check with the Reception Team for the location.

You should leave your room as clean and tidy as possible. Make sure you remove all your belongings, and ensure that all rubbish is placed in designated refuse areas. We do not want to charge you for any extra heavy deep cleaning or refuse removal after your tenancy.

When our specialist cleaners carry out deep cleaning of each room at the end of the tenancy, any valuable items or documentation will be passed to the Reception Team who will contact you to arrange the collection of this.
